If you’re considering a residential development in South East Queensland, you’ll be well advised to look for sites in Caboolture, Redcliffe Peninsular and Caloundra as there are big savings on infrastructure charges on offer. And, we mean BIG!
Up to 50% off infrastructure charges for sites on the Sunshine Coast, while in the Morton Bay region savings of up to 100% in waived application fees and infrastructure charges.
Both Councils are partnering with Unity Water, who will also offer substantial infrastructure charges discounts, between 50% and 100%.
However, these incentives are only available for sites in target areas.
- Nambour (generally in the Major Centre zone);
- Caloundra (generally between Caloundra Golf Club and Happy Valley in a range of zones, including the Major Centre and residential zones);
- Caboolture (in the centre zone and within 800m of the Caboolture train station);
- Strathpine (in the centre zone and within 800m of the Strathpine train station); or
- Redcliffe Peninsula rail corridor.
To achieve the incentives in Nambour and Caloundra, the projects must double (or greater) the existing situation (i.e. floor area, number of units etc) and be in a new building (rather than repurposing an existing building).
In Moreton Bay, the incentives relate to particular residential projects, some with specific targets, such as:
- Rooming (student) accommodation for higher education (at least 20 rooms with communal recreation space, can be located either on or off-site)
- Residential care facilities (at least 75 beds)
- Multiple dwellings (at least 20 units and at least 3 storeys in height)
- Short-term accommodation
- Retirement facility, and
- Mixed use development (shops or offices incorporating residential).
A development project of 20 residential units, would normally be required to pay around half a million dollars to Council / Unity Water in infrastructure charges. We’re sure you’ll agree a 50% discount or $250,000 saving is a very significant incentive.
Your project must be approved before June 30, 2019 and be substantially commenced by December that year. The money allocated for discounts is limited to $10M (SCC), $10M (Moreton Bay Council) and $10M Unity Water.
It’s a ‘first in, first served’, so don’t leave your application too late or you may find the funding has been used by others, even though you may have applied within the timeframes. You’ll be required to sign an infrastructure agreement that sets out the incentive fees and/or waived charges.
These incentive programs are aimed at increasing infill development to meet the infill density targets outlined in the SEQ Regional Plan.
