Gentle Density refers to modest increases in density and housing types in lower density residential areas. The approach aims to accommodate infill growth and housing diversity without compromising the existing character and amenity of neighborhoods.
Project Urban has been involved in numerous projects which could be described as Gentle Density developments. In order to achieve infill density targets, it will be critical for the new Sunshine Coast Planning Scheme to allow for these types of developments in low and low to medium density residential areas. Two recent examples are outlined below.
ANA by Cox Property Group
Project Urban provided town planning services for ANA, a recently approved three storey townhouse development in Cotton Tree. The development comprises 4 x 3 bedroom units on a 663m2 site. The project achieves a density of approximately 80 dwellings per hectare.
Wyanda by Katija
Project Urban provided town planning, landscape architecture and survey services for Wyanda, a two storey townhouse development in Bokarina. The development comprises 5 x 3 & 4 bedroom units on a 1125m2 site. The project achieves a density of approximately 70 dwellings per hectare.
