The State Facilitated Development (SFD) process is a Queensland State Government reform that intends to deliver infill and affordable housing. The SFD process sidelines the usual development assessment process through Council. Public notification on typical impact assessable projects will be at the discretion of the State. There are also limited appeal rights on decisions.
To be eligible, development must:
- Be predominately residential
- Include affordable housing that equates to at least 15% of the yield
- Include a diverse mix of dwelling types or bedrooms
- Be located in a residential or centre zone.
The State Government is seeking public comment on the SFD process. If it proceeds, it will become an amendment to the Planning Regulation.
I see this reform as a potential opportunity for many of our clients that are seeking to provide infill or affordable housing developments. The process may avoid uncertainty and delays typically associated with third party objections and appeals.
