Yesterday, we received an update on the draft New Sunshine Coast Planning Scheme.
The state government has approved public consultation of the proposed Sunshine Coast Planning Scheme – but with key conditions!
1. Beerwah East SEQ Development Area
The Council must rezone most of the area from Emerging Community to Rural, except for a designated first-release area.
2. Tourism and Brisbane 2032 Olympics Preparation
The Council must integrate provisions from the draft temporary local planning instrument designed to incentivise hotel accommodation development in key locations.
3. Environmental Protections and Biodiversity
Changes are required to zoning and assessment criteria to prevent adverse impacts on Matters of State Environmental Significance (MSES).
Specific sites must retain Rural Zoning to protect koala habitats and waterways.
4. Housing Supply and Diversity
Amendments must be made to encourage small-scale rooming accommodation and remove unnecessary regulatory barriers.
Site coverage and setback requirements for multi-unit residential developments must be adjusted to align with best practice.
5. State Transport Infrastructure – Bli Bli Caravan Park
The site must remain within the Community Facilities Zone instead of being rezoned to District Centre.
6. Coastal Hazards and Resilience
The Coastal Hazards Overlay Code must be amended to ensure development in erosion-prone areas meets stringent risk mitigation criteria.
